This joint venture project between Legal and General and Mitsubishi Estate London.
The scheme saw the demolition of existing structure and a new-build 330,000 sq ft GIA of Grade A office space and retail space on 245 Hammersmith Road.
This scheme provided circa 250,000 sq ft GIA Grade A office space comprising two wings joined by an “active” area/breakout space accessed from a central core. The front wing offers retail at street level with offices over 9 floors, whilst the rear wing overlooks the podium park and is arranged over 10 floors. The top 3 levels benefit from roof terraces.
A new piazza is created at ground level and becomes a public square fronting Hammersmith Road, whilst the podium to the rear of the building is re-configured into a space that will become an urban pocket park for the occupiers, the surrounding neighbours and the local community.
The building offers large, flexible floor plates with typical floors totalling circa 27,500 sq ft. The large double-height reception of 7,000 sq ft has been designed to incorporate a café and a number of separate break-out amenity areas for the use of the building’s occupiers.
The development attained BREEAM “Excellent” accreditation at design stage and is being used for precedent studies in Carbon Profiling, Social Value Analysis, metering strategies and operational efficiencies.
