De-contamination of an existing industrial site and construction of a 26-storey tower comprising 445 student bedrooms from level 3, 22 artist studios and a café for Queen Mary University. The ground floor contains a café unit, plant areas (including sub-station) and utility space. Artist studios are located on the 1st and 2nd floors and are managed separately from the Student Accommodation.

The building is constructed on 112 piles with a reinforced concrete frame. The central core was constructed using slipform method which allows continuous pouring of concrete and quicker construction. The building is clad in brickwork to the lower levels and a terracotta unitised façade system from level 2. The façade is non-combustible and the building has sprinklers installed throughout.
