Potter Raper were appointed to undertake condition surveys on four large Leisure Centre Complexes for the London Borough of Hillingdon.
These surveys were to be used as Schedules of Condition for lease renewals. They were required to identify defects and their costs as well as recording the condition of the premises. As such, they had the dual use of costing dilapidation issues for the outgoing tenant and acting as a record of condition for the new incoming management organisation.
The schedules were produced in Excel and were fully filterable on elements, failure years (in bands) and costs. They were therefore able to identify future planned maintenance costs, enabling maintenance works and budgets to be identified for the next 15 years.
Potter Raper also assessed the level of maintenance compliance being achieved by the incumbent management tenants. These were assessed over approximately 40 different compliance areas, which included both statutory and desirable maintenance; gas compliance, boiler maintenance, fire risk assessments etc. The schedules covered fabric, mechanical and electrical elements. Every item needing repair/replacement within the next 15 years was costed by our Quantity Surveyors.
