The project comprised the construction of a 2 million sq ft steel-framed fully automated distribution centre set on four levels. The scheme also included 115,000 sq ft office accommodation, a haulier park and a new bridge link to the site.

The building uses the latest models of Amazon’s Kiva robots and has become the prototype for Amazon’s European distribution centres.

The site is set within a former flood storage area and therefore a number of flood compensation measures were built into the scheme to bring the status of the site up to flood zone 3a. These included raising ground levels and the construction of a new flood defence bund around the perimeter of the site.
