Victoria Gate was an office building, constructed in the 1980s, in need of a significant upgrade. This was partly due to the roof and the external envelope of the building reaching the point where latent defects were becoming evident. In addition to this, mechanical and electrical plant was approaching the end of its useful life.
Potter Raper led a multi-discipline team in providing a detailed feasibility study exploring a number of options for the future of the building. The design team provided options that ranged from a full refurbishment and extension down to a light refurbishment.
We were instructed by Aviva to continue as Project Managers to lead the team in designing and building the favoured option. This option included stripping back the building to its frame, a full replacement of the curtain walling and roof, a full overhaul of plant provision, an extension of the floor plate to incorporate external columns, an additional floor and a full internal refurbishment to include a new reception.
